Once we stopped trying to wholesale deals… everything changed.

We started buying multiple houses a month and selling them on wraps. Now, I get to travel the world, run this business remotely, and even have time to build out an education company on the side.

Here’s the quick story—and the secret behind what we call the Jacket Strategy:

When we were wholesaling, we realized that 80% of our energy was going into direct-to-seller marketing, and it was only giving us 20% of the results.

I was the main closer, and my business partner, Bryce, was drowning in TC work.

Plus, most of the deals we were landing weren’t even in our buy box. We wanted to hold assets, not just flip contracts.

So, we cherry-picked the creative deals—subto and seller financing—and wrapped them.

Each one brought us $400-$1,000 in monthly cash flow and at least $100k in 7-year profit.

WAY better than wholesaling.

But we wanted to scale.

We couldn’t force every deal to be subject to or seller financing, so we shifted gears:

We stopped wholesaling and built relationships with wholesalers and GCs.

  • We started buying houses from wholesalers, found 3 GCs we could trust, and used Kiavi to finance our cash buys.

  • Renovate with a GC, refinance with Ashley Abbott, Kiavi, or HomeExpress, and then seller finance to families.

Here’s the quick & easy:

👉 Finding families? Use local Latino agents who specialize in seller financing. They are easy to find, and every big market has them.

👉 Finding deals? Network at your local REIAs.

👉 Finding GCs? Talk to experienced flippers.

It’s all about your network.

We say you’re 10 houses away from Tier 1 financial freedom through wraps.

Freedom is the goal, and it’s closer than you think.

When we scaled our wholesaling company, we ended up creating jobs we didn’t want.

Now, we focus on what we love—creating content, leveraging our network, and living life on our terms.
