Your buyers = your mentors.
They’re already doing what you want to do: building real wealth.
Ask them questions. Take them to lunch.
Offer $100 off a deal in exchange for some time.
The people who succeed are the ones who ask the most questions.
2. Talk to 3 hard money lenders.
Ask what it takes to qualify. Then go qualify.
Even if you’re not ready to buy, get familiar with the process.
Once you realize how available money is, you’ll start seeing opportunities everywhere.
3. Choose your Everest.
Life is about compounding skill sets over time.
So... what skill set sets your soul on fire?
Love rehabbing? Lean into renovations.
Hate construction? Learn creative finance.
The #1 question in buy & hold real estate is:
“How will I get long-term financing in place?”
There are many answers to that.
Find the one that excites you.
For me, it’s doing sales and providing affordable housing.

4. Squad up with someone who's already doing what you want.
Don’t be afraid to work for free.

Stack skillsets.
