I just finished interviewing Roman, and I'm still processing everything.

He's 21 years old. He has 55 houses. 32 of them are wraps in Kansas City.

Let that sink in for a second.

When I was 21, I definitely didn't have 55 houses. I didn’t even know what a wrap was.

Roman started in his junior year of high school. He got his real estate license at 18, watched every Pace Morby video he could find, and within two weeks of learning about creative finance, he locked up his first deal.

Two weeks.

You want to know his secret? He just started. He didn't wait until he understood everything. He cold called agents during his lunch breaks while working as a property manager. He didn't even know what a mortgage was when he made his first offer.

That's the lesson that keeps hitting me over and over: you learn by doing, not by studying.

Roman said something that stuck with me. The biggest mistake people make is wanting to learn everything before they hop in. But you'll learn more by actually doing it and figuring it out as you go.
